Prices are going up because there are no houses for sale.
However, that is not entirely accurate. In fact there are more houses for sale now that there were at this time last year. So it is not entirely true that there are no houses for sale.
Really what appears to be a bigger factor is there are more people buying houses now.
One year ago there were 362 houses in Jackson County for sale, but there were 5.2 houses available for every buyer to choose from. While that is not a lot, it's way more than you need if you are on one of those HGTV house hunter shows. Because as we all know from watching house porn, you only get to see 3 houses and choose from those. Am I right?
But now there are 415 available homes on the market, yet the number of potential houses per buyer has gone down to 3.6. Still plenty according to House Hunters, but not really a lot if you are looking for your perfect house.
So this really is a better time to be a seller than to be a buyer.
